Every report is preliminary research that needs agent review. It is not an appraisal and shouldn't be presented as one.

    Your details are the assumptions

    We price the home as you describe it. Unknowns stay unknown, and above-ground area is never mixed with basement area. If public records disagree, the report says so rather than quietly replacing your figures.

  2. 02

    Closed sales from public sources

    The research looks for three to six closed sales, usually from the past 6–12 months, on accessible public pages such as Zillow, Redfin, Realtor.com, broker listings and official records. It doesn't use or claim MLS access. Asking prices, pending sales and automated estimates aren't treated as sales.

    Every source is checked

    Each comparable must link to a page that was actually seen during the research. If a link can't be matched, the research gets one chance to verify or drop that sale and rethink the estimate. Otherwise nothing is shown.

  4. 04

    A price only when the evidence supports it

    No price-per-square-foot shortcuts, invented adjustments or confidence scores. When the evidence is thin, you get a clear reason and the next useful step instead of a number.

  5. 05

    Fair and relevant

    Size, lot, condition, construction, waterfront, garage, pool, basement and district boundaries are weighed. Protected characteristics and neighborhood demographics are never considered.
